Your apartment has vents to allow in fresh air. It is important not to close or obstruct them. Make sure to clean them from time to time with lukewarm water and detergent.
The indoor temperature should be between 20 and 21 degrees. If you feel cold, you can check the temperature with a thermometer positioned one metre inside the room and a short distance above the floor. Is the temperature below 20 degrees? Try:
- Not putting furniture in front of the radiators as they block heat from entering the room
- Not hanging curtains over the thermostat. This can cause it to turn off prematurely
If these tips don't work or your radiator is hotter below than above, you may have air in your central heating system. Make a service request and we will help you. Contact us.
Useful advice
Opening windows is the easiest way to get rid of damp air and bad smells. Rather than keeping windows ajar for long periods, open them wide. This is the quickest way to ventilate your home.
For peace of mind
You need a home insurance policy to become a Rosengård Fastigheter tenant. Home insurance protects you against financial loss in the event that your apartment suffers water or fire damage or is burgled.

You are free to choose any insurance company. We have a partnership with Länsförsäkringar. Take out a comprehensive home insurance policy with Länsförsäkringar.
Fire alarms save lives
Your apartment should have fire alarms. If there are none, please contact us.
Remember!
Check the battery in your fire alarms every month or so by pressing the test button.
The Fire and Rescue Service provides excellent safety advice.
Guidelines for Törnrosen residents
Sort your household waste and dispose of it correctly. At Törnrosen we use a vacuum disposal system, with 30 chutes inside the building and six outside. Use plastic bags for non-recyclable waste such as food, rags, chewing gum, envelopes, vacuum cleaner bags, cotton buds, toothbrushes, nappies, sanitary towels, cat litter, cigarette butts, etc. Make sure not to overfill the bags and please tie them tightly.
Do not throw pizza boxes, cardboard, polystyrene, Christmas trees, binders, carpets or frying pans in the chutes as they can cause blockages. Do not leave waste beside the chutes or outside your door.
Packaging
Do your bit for society and the environment by sorting your packaging. Deposit packages at Förpacknings- and Tidningsinsamlingen´s new recycling station at Cronmans Väg.
If you live at Bennets Väg 7 or 9 you can drop your recycling waste at the new recycling centre at the turnaround on Törnrostorget. The centre is strictly for individuals, not for businesses.
Electrical and bulky waste
Take used batteries to your nearest recycling station.

Guidelines for Örtagården residents
At Örtagården we have outdoor recycling houses for our apartment tenants. These are not open to businesses. The houses have containers for different types of waste. It is not permitted to leave other items in the recycling houses.
Food waste
All food waste, including peel, teabags, coffee filters and paper serviettes, must go in the brown bags provided and should be left in the brown food waste container in your recycling house.
Residual waste
Household waste left over when you have sorted your packaging, newspapers and glass needs to go in the residual waste container in the recycling house. Residual waste includes cat litter, cigarette butts, chewing gum, envelopes, vacuum cleaner bags, cotton buds and toothbrushes.

Free pest control
Pests include bedbugs, cockroaches, ants, silverfish, mice and rats. If you suspect an infestation, call Rentokil straight away on 0771 122300 or email them at kundtjanst@rentokil.se to book an inspection.
Pest control is free of charge to our tenants, but you need to be at home to let the Anticimex team into your apartment. If you forget to be there, you will be debited for the visit.
Remember!
Because some pests can spread to adjoining apartments, you are legally required to report any suspected infestation.
A liveable environment for all
To ensure a pleasant environment for everyone, the building must be quiet between 10pm and 7am. Refrain from drilling, playing loud music and hosting noisy parties between these times. It's always a good idea to inform your neighbours in advance if you’re planning an event that may disturb them.
In the event of a disturbance, you can call customer service during office hours. Every day from 7pm to 5am you can call Security (Trygghetsjouren) on 040 6854350. In emergencies, call the police on 114114 or 112.
Remember!
If you cause a disturbance that results in Security visiting your apartment on more than one occasion per year, we will invoice you for the cost of the visit.
Service when you need it
We at Rosengård Fastigheter are responsible for providing assistance if you have any problems in your bathroom or kitchen. As a tenant, it is your responsibility to look after your bathroom, kitchen and fittings.
Bathroom
We are responsible for bathroom taps, water, drains and extractor fans. Let us know if they need a service.
Your responsibility as tenant
It is vital that you inform us as soon as you discover something is not working as it should. There are a few things to bear in mind when looking after your bathroom.
Keep drains clear
Clean your bathroom drains once in a while. Hair can clog them and cause blockages.
Remove limescale
Hard water leaves traces of limescale on bathroom tiles, basins, shower floors and walls. Clean it off from time to time using an eco-friendly limescale cleaner.
Clean air vents
Clean the vents in your bathroom occasionally using a damp cloth and detergent.
Remember!
If you want to install your own dishwasher or washing machine this should be done by a qualified plumber. If not, your home insurance policy will not cover any leaks or damage.
Kitchen
We look after the taps, water, drains, extractor fan and fridge-freezer in your kitchen. Get in touch if they need a service.
Your responsibility as tenant
It is up to you to ensure that the kitchen and fittings are kept in good working order. Clean the hob and fridge regularly, change the filter on the extractor fan at regular intervals and keep the sink drain clear.
Water consumption
Residents of Bennets Väg 37, 39, 41, 43, 45 and 49 have a lower rent and tenants only pay for the hot water they consume. If you use less hot water, you reduce your monthly cost and vice versa.
Residents of Bennets Väg 6 have a lower rent and tenants only pay for the hot and cold water they consume. If you use less water, you reduce your monthly cost and vice versa.
Your water consumption and cost is shown on your rental bill. The cost is initially indicative and based on past consumption. We check your actual consumption twice a year and then adjust your bill up or down. When you move, we always do a final check to determine your exact water use.
Fibre broadband for all
Our properties are served by MKB Net, a fibre broadband network with speeds of up to 1000/1000 Mb per second. The network is open to a range of service providers. You need to be a Rosengård Fastigheter customer and to have moved in to your apartment before choosing a broadband provider. Visit mkbnet.se to see prices and choose provider.
Cable TV via broadband is provided by Sappa from May 9th 2023. On Sappa's website you can see the channels they provide, additional services, country channels and other information. You can contact their customer service at 040 444100.

Broadband not working? Always inform your provider. If you have difficulty connecting to MKB Net, send an email to support@mkbnet.se.
Plans for your home?
Would you like new wallpaper, floors or cupboard doors in your kitchen? You are welcome to do this yourself. However, if you choose unusual colours or the work is substandard, you may have to return the fittings to their original state before you leave.
If you want to install your own dishwasher or washing machine this needs to be done by a qualified plumber. If not, your home insurance policy will not cover any leaks or damage. In some cases you can choose a new cooker, dishwasher or stainless steel fridge-freezer and pay for it as part of your rent. Ask us for details.
We have two payment systems for painting or wallpapering walls, changing and sanding flooring and installing new appliances.

- Interior decoration is included in the monthly rental cost of apartments rented after 1 September 2015. Over time you can request new wallpaper, painting and flooring at no extra cost. Contact us if you want to know when this work can be done.
- If you have an apartment with interior decoration not included, your monthly rent will be lower. However, from 31 December 2019 you can have interior decoration included in your rent. Switching system will add approximately 6.85% to your rental cost. If you are interested we will visit you to discuss what you can choose and what we can do for you. Get in touch if you would like to know more.
House rules in the laundry room
Please leave the laundry room in the condition you would like to find it. Wipe down surfaces, dispose of detergent packages and take your laundry with you when you’re finished. Smoking and pets are strictly prohibited in the laundry room.
If any equipment is broken or out of order, report it to us and put up a note informing other residents. Use the 'Out of order' sign in the laundry room.
Booking your slot
In most of our buildings you book a laundry slot using a special lock and key. There is a calendar board outside the laundry room for this purpose. It is marked with available laundry times. You use your lock to select your chosen day and time.
Some of our buildings use a digital board for laundry bookings.
Remember!
It is prohibited to wash carpets or rugs in the laundry because this causes machines to break down.
Under lock and key
For your security and peace of mind, we keep all attics and basement areas locked. If you want access to your space you should:
- Talk to your stairwell supervisor (contact details on the board in the building entrance).

Pets welcome!
Pets are welcome in our apartments, but out of consideration for your neighbours please ask them if your pets bother them. Perhaps you have a dog that barks when you’re not at home. This can disturb other residents.
Pets are only allowed in stairwells when entering or leaving the building and are not allowed in communal areas.
Remember!
Clean up after your dog when you take it for a walk and use the dog waste bins provided. Thanks for helping us to keep the neighbourhood clean.
An eye on your keys
You are responsible for all keys and tags belonging to your apartment. If you need more, please ask us. There is a charge for making copies.
If you've locked yourself out you will need to call and pay for a locksmith as Rosengård Fastigheter does not keep master keys.
Remember!
Contact customer service if you lose a key or tag. Tags can be blocked. You may need to pay for the cost of a new key or tag.
Garage or street parking?
If you wish to rent a garage space we must sign a separate agreement. Get in touch and we will help you. Right now we have no vacant charging spaces for electric cars.

BBQ rules
Look after your balcony or patio. You can use an electric barbecue but check first with your neighbours to make sure it is ok with them. You are welcome to grow flowers and herbs, but remember to hang window boxes inside your balcony and water your pots in moderation to avoid dripping below.
